Mossman's area seems really cool. Nice thing about north of Seattle is just a tiny bit of elevation is going to give you a great winter climate. Down here 580' is just going to give you marginally more snow.

12z EPS starting to show that double spiked warmup now.

Seems reasonable to me. Solutions don’t look spurious, and the tropics don’t favor a sustained cool pattern until the 20th or so. I think the 2nd warm-up will happen.

If I were a potential buyer, I'd definitely wait things out for a bit. We're seeing the beginnings of a correction here in CO...I expect it will be clearly evident in most markets by end of summer.

There's a good chance that 6-12 months from now many buyers will have 1) a lot more houses to choose from, 2) lower home prices, and 3) possibly lower rates.

We moved into our place in Maple Valley in December 2005. The first couple days we were there the east wind was gusting 40+. It blew all the beauty bark out of the gardens in the front yard. That was a nice welcome to the neighborhood.

PDX has better access to the gorge, which can make a difference in events like 2/9/2019 and 2/12/2021. The inner SW Metro/Tualatin Valley is also the first to transition to south winds and doesn't benefit from cold air damming the way folks near the Coast Range do. They're also in the heart of the rain shadow so they won't do as well in onshore flow patterns as places closer to the Cascades.

I'm also in the heart of the rainshadow according to this map (even more so than Tigard apparently), but I never seem to do that bad compared to PDX, and in some scenarios I think I do better, maybe PDX being so close to sea level is why?

You get a lot of the upsides of other regions when it comes to heavy snow and fairly distinct seasons, with none of the downsides of ludicrous temperature extremes or ugly topography.

Hood river had a major snowstorm this winter I think, in early January. 2ft+ in the area.

Marine clouds don't make it there in the summer either I'm pretty sure, if you'd prefer that.

Been through Parkdale on the Fruit Loop a few years ago. Agree it’s a beautiful place.

That might be one problem with the climate there though, the prevalence of ice storms
