I mean I feel like I have heard they are almost done with i5 in Tacoma for the last 5-6 years but this recent article claims they are working on the 14th of 14 “major projects” now. Claims to be done with the project in fall 2021  

 

I feel like the i5 Tacoma construction completion directly correlates with hour 384 arctic air. Keeps pushing back to 384 when it gets close 😂

Unfortunately, though there are exceptions, if it is not cold enough to snow at 1600' it is probably not cold enough to snow in the valley.

You would think local building codes would ensure roofs could handle large snow loads.  The code here in Leavenworth makes sure roofs can handle even extreme snow depths.  

The issues we see, especially with new houses designed by architects from the West side, is that they don't take into account where the snow slides when it does.  Many house, like mine, have snow guards to prevent sliding, but others will let the snow slide.  Some new houses will have snow sliding from different parts of the roof to the same area, and that causes problems when it jams up.

It will never be finished, the engineers f*cked up and it will not fit in to any plan, they didn't figure it out until well in to the project, at least from what I heard about it.

I think we have the highest snow load building codes in the nation because of our wet snow and rain on snow loads. But in 2016-2017 we still had tons of roof collapses.

Yeah, the areas within a few miles of the water are nice. And the waterfront has come a long way from its industrial past (my original point). There are worse places to live.

Elevation 580’ Location a few miles east of I-5 on the Snohomish Co side of the Snohomish/Skagit border. I love snow/cold AND sun/warmth!
