We are getting fairly close though. Finished up our kitchen remodel, new landscaping, and painting the inside of the house this weekend among other things. Meet with some realtors next week and hopefully list in a couple weeks. Wouldn't put us there until March but looks like that month is still pretty snowy for SF so crossing my fingers it all works out like that. 

Home inventory in Maple Valley is practically zero. There is literally one house for sale in the entire zip code. We've seen quite a few posts on community FB pages about people asking if anyone knows someone who's about to sell their house in the area. Lots of people still wanting to buy but just nothing out there. Hoping if we can get it up quickly enough we can get ourselves a good ol fashioned bidding war. 

Anyways... Longer OT than I planned so circling back to weather... Actually ended up being fairly dry here today with a high of 56. So that was kinda nice.

Zillow says our place by Elk Run we sold in September 2017 is worth $330K more than we sold it for. Zillow estimates are typically high but even if you knock $100K off that price it’s a huge jump. Good time to sell and move to a place where home values haven’t gone crazy.

Elevation 580’ Location a few miles east of I-5 on the Snohomish Co side of the Snohomish/Skagit border. I love snow/cold AND sun/warmth!

HQM is 9 inches above normal for rainfall for January so far.   9 inches above normal in just 12 days.  

OLM is just about 7 inches above normal for the month.  

And side note... almost the entire western US is still in drought conditions.    Western WA is about the only place that is not in a drought.    And we can't be farther away from drought conditions.   Literally not possible.   They need a very dark green color for this map to indicate floating away.    😀

House prices north of the border have generally gone crazy too. We got our assessment today and the average price in our region is up 38% in the past year

The AR over the last couple days was focused squarely on western WA.    The map can't change for western WA.  😀

Yeah but the huge amounts of snow in eastern WA might have a decent impact on the map.

I know... I was just kidding.    Although Spokane is just .65 above normal for the month so probably not enough to be removed from drought conditions.   And Moses Lake is just +.05 for the month.

Yeah we bought in 2019 and just in that 2.5 year time frame our house has gone up $200k. I knew Maple Valley was a fairly pricey zip nowadays but that's way more equity than I ever thought we would get with this place. We decided with not knowing how the market will go this year (boom/bust IMO) and a plethora of other reasons, we would finally pull the trigger on the out-of-state move we've been planning for the better part of 8 years. Looks like the timing will hopefully payoff!

Won't have to worry there. There are no mountains or ocean to screw it up.
