In the PNW almost all new construction is on the higher end of the market because it's so limited the builders are going to go where the profit is. I don't see the situation getting any better any time soon. Even if prices dropped 10-20% at some point they would still be extremely high. I worry about it because at some point if only high income earners can attain home ownership, then I think we could see not only a society where we do not value private property, but where private property owners are resented and eventually are targeted politically or through ever increasing tax burdens. 

I borrowed a book thinking it was more about hiking and nature but it was some book that called for folks to enter private property. I made it about one chapter in before returning it 

In regards to the weather. The snow is melting quite quickly but at least I feel my measurement earlier today was accurate as melting had not really begun here until about 930 or 10am.

Most recent accumulation (non trace): 0.20 inches on 2/26/24

Days with  trace or more snowfall: 12/01/23 (0.60), 1/8/24 (1.0), 1/10/24 (3.5), 1/11/23 (3.5 inches with Thundersnow; separate event from prior day), 1/12/24 (2.30). 1/14/24 (T), 1/17/24 (1.20 inches), 1/18/24 (1.5 inches), 1/19/24 (0.20), 2/09/24 (0.30), 2/26/24 (0.20-mainly graupel)

First Freeze: 10/27/2023

Last Sub freezing Day: 1/20/24 (12th) (8 days in a row from 1/12/24-1/20/24)

Looks like Silver Falls came in with a -0.3 departure for January. Their slightly lower elevation in the canyon helped them stay colder than us. I haven't calculated our numbers for January yet, but I'm almost certain we were a couple degrees warmer.

Sure, they’re getting some snow right now, but it’s still quite rare and May-October is guaranteed sweltering heat and humidity. The UHI often keeps overnight lows above 80 degrees.

There’s every manner of biting insect and reptile. It’s unpleasant to be outside for the majority of the year. Not that you’d want to anyway because the landscape is flat, uninteresting and scoured with highways and suburban sprawl. Hope your friend has fun with that. You guys don’t realize how good you’ve got it here in the PNW.

Yeah, Texas is not a place to move for winter weather. It's more likely to be in the 70s in February than in the 20s.

Here is what 650K will get you in the town I used to live in... I enjoyed the climate there. Though it does cook in the summer. Was there last weekend, on Saturday it was 66/13. Today is 19/14.

Been absolutely pouring here all evening. Streams running thru the neighborhood streets.

There's at least 1.5" that fell at KDWU. Airport says its snowing but I was just out there and heavy rain still.

Aren’t you flipping to ZR tonight? Upper levels look kinda warm for snow. You’re def on the cold side of the apps for this one.

Meanwhile, we’re going to warm up through the night, approaching 60°F by sunrise. 😭

Yep and I believe that is also where the public restroom are along the side of it! It’s my go to stop when traveling over HWY 20!

I remember that trip!    And also remember the first half of February 2018 being an endless drizzle fest.   This was nothing like that and there does not appear to be anything like that ahead.

Here is a real estate agent and his take on the pros and cons of living in North Bend... from a just a few months ago.   He really does a good job and I agree with him on just about every point on the good and bad.  

The footage in these videos is absolutely stunning.   Even the video about the negatives is incredibly beautiful.  😀

Side note... one of the negatives he mentions is that it snows here.   I disagree with that take.

Can a few miles really make that much of a difference? Still dumping buckets out there yet for the last 4 hours our airport has been saying snow. Or the sensor needs to get checked out.

We have recieved <1% of our normal February precip 7% of the way through the month.
