Grass isn't dying when they change color. It's just going dormant giving it that color and stopping it from growing. The same grass turns back green once fall arrives.
I guess something about your place prevents dormant grass. Most of the Puget Sound lowlands usually browns out.
Shade, certain types of soil, and wetter/humid microclimates can help retain the green.

yup a qtr plan is perfect for majority of ppl. That will keep everything at bay for the most part. Nobody needs more than that for insects. Rodents are different.
