I am located on a property that rises a bit from NE to SW so in the winter I have a lot of shade in the afternoon. I get readings like that too. Combo of heat rising from the house and cold pooling on the ground. On a related note, sometimes when CAD is being scoured out by a strong southerly LLJ, the wind gusts that mix down are drastically warmer than the surrounding air. So walking outside there’ll be warm/cold pockets that are easily 15°F apart if not greater. Crazy whiplash.
